Getting all the documents together prior to applying for a loan can be essential to a speedy process. The documents you need for all mortgage loans:

  • A copy of your most recent pay stubs
  • A copy of your last two years of W-2s and tax returns
  • Copies of most recent two months asset account statements on all accounts including
    • Checking & Savings Accounts and Certificates of Deposit
    • 401k, TSP and/IRA accounts
    • Stocks, bonds, and investment accounts
  • Automobiles
    • Make & model of automobiles and their resale value
  • Other assets
    • Market value of personal and household property
  • Liabilities & Other Non-Mortgage Debt
    • Creditors names, address, and account numbers
    • Monthly payments & balances

Other income information you may need:

If you’re self-employed:

  • Two years of tax returns, profit & loss statements, both company and personal, if separate
  • Current balance sheet and profit & loss statement, if more than two months in the new fiscal year, signed by CPA

If you have income from the following, you’ll need two years of personal federal tax returns:

  • Commission
  • Overtime
  • Bonus
  • Partnership
  • Rental property
  • Trust
  • Notes Receivable
  • Interest/Dividends

If employed in the family business:

Personal federal income tax returns and all schedules for the past two years

If divorced or separated:

  • Complete executed divorce decree and settlement agreement
  • Payment history of alimony/child support over the past 12 months, if it is a financial obligation
  • If you choose to have this be considered as a part of your income (you don’t have to), be prepared to provide 12 months canceled checks or bank statements reflecting income deposits

If you rent:

  • Name, address, and phone number of landlords for the past 24 months

If you’re buying a home:

  • If a source of your down payment is a gift:
    • Name, address, and relationship of donor
    • Gift funds will be verified in both donor and recipient’s accounts

For FHA Financing:

Evidence of SSN and photo identification

For VA Financing:

  • Original Green Certificate
  • DD 214 OR Statement of Service from your commanding officer

If you own real estate:

  • Name & address of all mortgage lenders for the past 24 months, account numbers, monthly payments, and balances
  • If you’ve sold your home, closed and you will use the proceeds for your new down payment:
    • A copy of your Closing Disclosure

Refinancing an Existing Mortgage

  • HUD-1 Settlement Statement
  • Recorded Deed of Trust copy
  • Title Insurance Policy copy
  • Property Survey copy
  • Copy of existing Hazard Insurance/Homeowners Insurance
  • Maybe an appraisal
