| The
Free Car |
| Tom
and Susie from Burtonsville, Maryland decided they were
outgrowing their home and probably would be moving in 2
or 3 years. They had a thirty year fixed rate loan.
PARADIGM
proposed a 5/25 loan which reduced their mortgage payment
by $380 per month. A week after taking the application,
Bill Van Dyke went to their home to pick up their paperwork
and was surprised to see a brand new Pontiac Firebird in
their driveway. Tom came out laughing and said "Do you like
my new car? The payment is exactly $380 a month, so your
new mortgage bought it!" |
| Planning
to Move? |
| In
February, David and Donna wanted to buy a new home in Mt.
Airy and move in before their children started school. The
house would take six months to build. The builder's lender
looked at their financials and told them that they did not
qualify for the new mortgage until they sold their home,
and they would not start building until it was sold. That
would mean the new house would not be finished before school
started August 30th.
PARADIGM evaluated their financials and saw that
two large auto loan payments were keeping them from qualifying
for both loans. We refinanced their home with enough cash
out to pay off the two autos and issued a firm lending commitment
so their builder would start immediately. As the first buyers,
they got the best lot. David, Donna and Family moved into
their new home on August 20th. |

Timely Turnaround |
| Chuck
and Michelle sold their Virginia house prior to relocating
to Ohio, where they were building a new house. Two weeks
before their move, they were turned down by their lender.
They
asked their boss, Jim, for help. Jim had previously hosted
How To Get Your Best Mortgage after Bill refinanced his
home. He called Bill to see if PARADIGM could save
the day.
This
was an unusual situation due to incomplete credit records
of financial transactions from many years ago. Bill Van
Dyke created a strategy, got outside legal opinions, and
called PARADIGM's investors in New York and San Francisco
to get the mortgage approved. They moved into their home
as planned. |
|
Money Saver |
| Alan
and Leslie of Herndon, Virginia had an Adjustable Rate Mortgage
(ARM). They were growing alarmed by rate changes that increased
their monthly payment each time, causing a big shift in
their disposable income.
PARADIGM refinanced their home, so the rate was lower,
their monthly payment was lower, and the interest rate was
fixed for five years. Best of all PARADIGM paid all the
costs for their new mortgage. |
|
Interim Measures |
| Jim
and Betsy of Kensington, Maryland tried to sell their house.
After several months, they had no offers. They decided to
try again when the market opened up.
PARADIGM offered free refinancing to an adjustable
rate mortgage, which saves them over $400 each month for
the next year, giving them a chance to use their money for
other projects. |
|
A Better Deal |
| John
and Liz bought a home in Silver Spring and were introduced
to the loan supplier located in the Real Estate office.
After receiving his best offer, they also called PARADIGM.
PARADIGM was able to offer a mortgage at the same
interest rate, that cost one and a half points less, saving
them more than $3500 at settlement. |
